Home staging is essential if you want to sell your home in the least amount of time and for the best possible price. According to research by HomeGain homes prepped for sale spend 83 percent less time on the market with 94 percent of these homes selling in 29 days or less.

1. Clean & Organize

HomeGain research suggests that Cleaning & organizing a home is by far the most important method of preparing a home for sale.  A detailed cleaning inside and out, including washing windows, removing pet stains, cleaning mirrors and tidying the kitchen, bathrooms and even closet space.  Be sure to “depersonalize” your home by removing pictures, trophies, and icons that make the home “yours.” Buyers viewing your home want to imagine themselves living in the home.

2. Lighten & Brighten

Second, HomeGain suggest lightening and brightening your home.  Let in natural light by pulling up the curtains and raising the shares. Do you have dark walls? Consider repainting them a lighter cheerful color. Be sure to replace burnt out bulbs so the showing agent can turn on the lights. Rooms with poor lighting look dark and gloomy rather than inviting and friendly.

3. Electrical & Plumbing Maintenance

You can hide electric and plumbing problems during a showing but not during a home inspection. Take care of potential problems while you have the time and resources to fix them, before the last minute rush of and anxiety of a closing date. Update or repair leaky faucets, repair leaks under sinks, make sure toilets are flushing properly, clean unsightly mildew stains, fix lights and electrical outlets that do not work, also make sure to replace the batteries in smoke detectors.

4. Landscaping

Create curb appeal by spending time and resources beautifying your yard. Weed the flower beds, add mulch, rake leaves, prune trees and bushes, plant flowers and hang baskets, mow and edge the lawn and go the extra mile creating the curb appeal that will draw in eager buyers

5. Carpets and Flooring

While a seller may not focus on old worn out carpeting a buyer will notice stains, tears, unsightly colors and worn out fabric immediacy.  If possible consider replacing worn carpets. Wood and tile floors must also be maintained and presentable. Replace cracked tiles, refinish old wood flooring and consider replacing all vinyl flooring before you list your home.

6. Paint Interior

A cheap, easy, and effective tool for improving your home is a simple interior paint job. Brighten up rooms with a light airy color palette. Other items worth consideration include removing dated wallpaper, whitewashing dark paneling, priming, and painting over previous water leaks, and painting the front door.

7. Kitchen & Bathrooms

Nothing dates a home like old kitchen appliances. Due to the high cost of replacement and a marginal return on investment homeowners generally shy away from these updates.  Nevertheless, buyers will notice outdated appliances and fixtures and it will be a factor AGAINST your home. Be sure to replace broken tiles and grout, faulty cabinetry and hardware, and consider replacing outdated appliances if possible.

8. Exterior Paint

While exterior painting can be expensive it is a surefire way to increase the curb appeal of your home and make the structure look decades newer. It is important to consider exterior painting should include fences, shutters, and all outdoor structures near the home.
